room rates & reservations

Best rate guaranteed if you book directly with us on our website.  Room rates range throughout the year based on the high and low seasons (with a Maine lodging tax) for single or double occupancy, which includes a full made-to-order breakfast.

To confirm a reservation and reserve a room, a deposit of one night’s lodging cost or 50% of the entire reservation cost, whichever is greater, is due at the time of booking per room reserved. The deposit is applied to room charges, and the balance is automatically charged 14 days prior to arrival.

All rates listed are per night, single or double occupancy, and are subject to Maine’s lodging tax. Additional persons (when the room allows and at the Innkeeper’s discretion) are $50 per person, per night. Prime season weekend reservations may require a two-night minimum stay. Certain holiday and or conference event periods require a two or three-night minimum stay. Please call to check specific availability.

cancellations

You may cancel up to 14 days prior to your stay and receive a refund of your deposit minus a $25.00 transaction fee.  If you cancel within 14 days of your stay you will be held responsible for the full price of your entire stay and it cannot be used towards a stay at a later date.  Please note that no exceptions will be made when it comes to cancellation within the 14 day period.

If you book any room that does not allow adults and/or children over the double occupancy limit (Harbor Carriage, Coastal Garden, Brass Room, Elijah Glover, Crows Nest King, Crows Nest Queen) and you arrive for your stay with anybody over the occupancy of the room, we will cancel your reservation and you will be responsible for the full amount of your stay.

A cancellation is effected by notice to the innkeepers. Notice is not effective unless it has been given via telephone to the innkeeper directly, and the same has been acknowledged by the innkeeper to the guest via email.

 

trip insurance

Any reservation made constitutes acceptance of all the bed & breakfast’s policies. Travel insurance can be purchased from third parties to insure the cost of your trip in the event it must be canceled outside the cancellation period due to circumstances outside of your control (i.e.: personal or family emergencies, illness, weather, etc.).

check-in/check-out

Check-in is from 3PM-6PM.  Late arrivals can be arranged by speaking with the innkeepers in advance.   Please indicate your arrival time when making your reservation so we can accommodate your request.

We provide a detailed tour of the home at the time of your check-in.  However, if you’re in a hurry and need to get checked-in quickly, please advise us when you arrive so we are courteous to your needs.

Check out is at 11AM.  Late check-out is available for $50 fee and must be arranged prior to your check-out day. Any unauthorized checkout past 11:00AM will be charged $50.

 

smoking & damages

Windward House is a non-smoking/no-flame property.  There is no smoking, vaping, candles, etc. permitted anywhere on the premises, either within the rooms and buildings, or on the grounds.

All guests accept and agree as a precondition that if they smoke or use a flame of any kind anywhere on the premises, in exchange for going against our policy, the guest shall owe the greater of a charge of $300 plus one night’s room rental or the actual cost of abatement of smoke and or odor damage.

Any damage to the rooms or articles in the rooms caused by neglect on the part of a guest will be the responsibility of the guest and appropriate charges for the repair or replacement of damages will be charged to the room.

 

outside visitors

Only overnight guests of the B&B are allowed on the property or in the home. This includes common areas as well as the fire pit. Also, we only have enough parking for the nine rooms we have so no outside visitors will be allowed to park on property.

If you wish to have a visitor, please contact your Innkeeper. If an unauthorized visitor is found to be on the property, a fee of $25/person that is not a guest will be charged to the registered guest's room. Guests of the B&B are responsible for any damages by their authorized or unauthorized visitors.

Lost or unreturned keys will be charged $50.
